About the Role

We’re seeking an Affordable Property Manager to oversee a portfolio of residential buildings in Bellevue. This role is hands-on and operations-focused, with clear accountability for affordable housing performance—leasing, compliance, maintenance execution, and resident experience—across multiple properties. One community includes a brand-new construction development in the heart of downtown Bellevue.

✅ Key Responsibilities (Affordable Housing Focus)

  • Portfolio Operations: Own day-to-day management across assigned affordable properties, ensuring smooth operations from leasing through move-ins, renewals, and resident services.

  • Compliance & Reporting: Ensure accurate and timely compliance with applicable affordable housing program requirements, including file management, documentation, and regulator/vendor coordination, with working knowledge of Amazon Housing Equity Fund, affordable housing bonds, and LIHTC.

  • Leasing & Occupancy: Drive leasing performance by overseeing marketing, screening workflows, lease-up execution, and occupancy targets while maintaining program integrity.

  • Maintenance & Turnovers: Oversee maintenance operations, prioritize resident-impacting repairs, and ensure timely turn processes that support affordable housing readiness and quality standards.

  • Team Leadership: Manage and mentor leasing, admin, and maintenance staff to deliver consistent results across the portfolio.

  • Financial & Performance Management: Support property performance through NOI awareness, budget/forecast collaboration, and careful review of reporting tied to affordable housing operations.

  • Process Improvement: Identify operational gaps and implement improvements to strengthen compliance, resident experience, and overall efficiency.

️ What You’ll Do

  • Manage affordable housing leasing workflows (applications, verification steps, recertification/renewal coordination as applicable, and resident move-in readiness).

  • Maintain compliance-ready documentation and partner with internal teams to support audits, reporting, and program requirements, including those related to Amazon Housing Equity Fund, affordable housing bonds, and LIHTC.

  • Coordinate vendor and internal resources to ensure repairs, preventive maintenance, and quality standards are met consistently.

  • Lead portfolio meetings and performance tracking to ensure goals are understood and executed by property teams.

  • Oversee property readiness for lease-up and new development timelines, including stakeholder coordination for smooth openings.

✅ What You’ll Bring

  • 2+ years in affordable property management , ideally managing multiple properties.

  • Experience with lease-up or opening new affordable communities.

  • Proven affordable housing compliance experience (program requirements, documentation practices, and audit/readiness mindset), including working with and needing experience with Amazon Housing Equity Fund, affordable housing bonds, and LIHTC.

  • Strong leadership with the ability to build effective teams and maintain high standards.

  • Comfort working in a fast-paced, evolving environment while staying organized and detail-oriented.

  • Strong communication skills with residents, internal stakeholders, vendors, and compliance partners.

  • Section 8 experience preferred .
